Stamp Duty Land Tax Overview

Stamp Duty Land Tax (SDLT) is usually paid when your purchase a residential property. The amount of the SDLT is based on a percentage of the purchase price of the property.

The percentage rate charged is variable based on the price of the property and also the type of property being purchased. e.g. you are charged a higher percentage for properties that are second homes or other types of additional properties.

The Stamp Duty Land Tax is also charged in bands, again based on the purchase price of the property.

Stamp Duty Land Tax (SDLT) Breakdown

The breakdown of SDLT price bands and percentage charges for a standard, single property purchase (NOT a first time buyer and NOT a second or additional property):

  • The first £250,000 of the property purchase price - 0%
  • The part of the purchase price between £250,001 to £925,000 - 5%
  • The part of the purchase price between £925,001 to £1.5 million - 10%
  • The part of the purchase price over £1.5 million - 12%

The breakdown of SDLT price bands and percentage charges for a first time buyer of a standard, single property purchase (NOT a second or additional property):

  • The first £425,000 of the property purchase price - 0%
  • The part of the purchase price between £425,001 to £625,000 - 5%

If you are a first time buyer and the property if £625,001 or over you are not able to claim the reduced rates for first time buyers and therefore the rates are the same as those for a standard, single property purchase, as above.

The breakdown of SDLT price bands and percentage charges for the purchase of a second or additional property:

  • The first £250,000 of the property purchase price - 3%
  • The part of the purchase price between £250,001 to £925,000 - 8%
  • The part of the purchase price between £925,001 to £1.5 million - 13%
  • The part of the purchase price over £1.5 million - 15%

Other Stamp Duty Land Tax (SDLT) Considerations

SDLT calculations can be a complex depending on your exact situation. We have listed some other considerations below, but please always check your specific situation with information from the UK Government and / or your own legal representative.The UK Government / HMRC have specific pages on their website relating to SDLT.

  • If you are a non UK resident you will usually have to pay an additional 2% surcharge on top of the rates listed above.
  • If you buy an additional property to replace your main home, but you have not sold your main home at the time of the purchase of the new property - you will have to pay the additional 3%, as if the purchase were for an additional property, but you can usually claim a refund (for the additional 3%) from the HMRC.
  • The are different SDLT rates for companies or corporate bodies, shared ownership properties, linked purchases, and if you are buying more than six individual properties in one purchase. In these cases please refer to the HMRC website for specific rates for these types of transactions.
